Confidential | Prepared for Erica
Who is winning web and AI search in Atlanta metro HVAC, where they are weak, and how Erica's team can take market share.
We verified this directly. Coolray is the only Atlanta HVAC company with AI crawler access (GPTBot, OAI-SearchBot, ChatGPT-User explicitly allowed in robots.txt). But when we asked ChatGPT "best HVAC company in Atlanta," Coolray was not recommended at all. Crawler access is a technical prerequisite, not a citation guarantee. Content structured for AI extraction is what earns recommendations -- and nobody in Atlanta has built that content.
Casteel Heating, Cooling, Plumbing & Electrical has 10,392 Google reviews at 4.8 stars -- the largest review count in Atlanta metro HVAC by far. They are located directly in Marietta (2218 Canton Road) with a second location in Lawrenceville. They have merged with AccuTemp and North Point Heating & Air, and are running an aggressive acquisition strategy. But ChatGPT did not recommend them either. Despite their dominance in Google Maps, they have zero AI search presence.
When asked "best HVAC company in Atlanta," ChatGPT recommended: TE Certified (its #1 shortlist pick), Estes, R.S. Andrews, Cunningham Associates, Moncrief, and Reliable Heating & Air. It also cited two Reddit favorites: Bartlett Heating & Cooling and Dickerson Heating and Air. Notably absent: Coolray and Casteel, the two biggest players. AI engines are drawing from review aggregators, BBB, and organic Reddit mentions -- not from any company's optimized content.
Coolray has the most advanced digital presence: county + city level service area pages, 17+ Atlanta-specific FAQ questions, help guides with cost data ("cost to install heat pump in Atlanta"), live chat, multi-location, and AI crawler access. They are setting the pace on digital marketing innovation. However, their crawler access has not translated into AI citations, proving that content optimization is the missing piece.
Even Coolray's help guides are general advice. No Atlanta HVAC company publishes original, cite-worthy cost data ("Average AC replacement cost in Atlanta 2026: $X-$Y by neighborhood"). This is a massive opportunity for AEO and GEO content that would get cited by AI engines.
ChatGPT cited Bartlett and Dickerson as "Reddit favorites" -- two small companies recommended purely from organic homeowner mentions on r/Atlanta. Zero Atlanta HVAC companies have a deliberate Reddit strategy. Reddit is one of the most-cited sources by AI engines. Genuine participation takes weeks, not years, to build visibility.
The companies ranking highest in Maps are those with 24/7 availability, fast response, and high review ratings. Estes (4.9), Air Company of GA (5.0), Moncrief (4.8). The "Book online" button appears for about 40% of top listings, suggesting Google rewards businesses with online booking.

Where they are weak:
| Company | Rating | Digital Presence |
|---|---|---|
| The Air Company of GA | 5.0 | Website not accessible (DNS/SSL issues). 24/7 phone service only. |
| Essential Heating & Air | 4.8 | Minimal website (115 bytes response). No schema, no SEO. |
| Berry Good Heating and Air | 4.7 | 24/7 service. Web presence unknown. |
| Bartlett Heating & Cooling | - | ChatGPT Reddit favorite. Small Marietta company recommended purely from organic r/Atlanta homeowner mentions. Proves Reddit drives AI visibility without any optimization. |
| Dickerson Heating and Air | - | ChatGPT Reddit favorite. Recommended alongside Bartlett. Another small company with no digital strategy that got cited by AI purely from community mentions. |
| Cunningham Associates | - | ChatGPT #3 shortlist pick. 24/7 support. Not in our Maps results but ChatGPT pulled them from review organizations. |
| E. Smith Heating & Air | - | Cross-market (Marietta + Roswell) but no AI crawler access. |
| Reliable Heating & Air | - | Kennesaw-based. BBB A+ rated. Has online booking. |
| TE Certified | - | Multi-trade (HVAC/plumbing/electrical). Online booking. |
| HVAC Guyz & Plumbing | - | No website link in Maps listing. |
| Peppers Heating & AC | - | Appears in "AC repair Atlanta" organic Maps results. |
Most of these companies rely on word-of-mouth and Maps proximity, not digital marketing. They are not direct competitive threats in the digital space but they hold Maps positions.

Coolray is the only company with AI crawler access. But when we asked ChatGPT "best HVAC company in Atlanta," it did NOT recommend Coolray. It recommended TE Certified, Estes, R.S. Andrews, Cunningham Associates, Moncrief, and Reliable -- plus Reddit favorites Bartlett and Dickerson. AI crawler access is a technical prerequisite, not a citation guarantee. The companies that got recommended earned it through review aggregator presence, BBB listings, and organic Reddit mentions. Nobody earned it through optimized content because nobody has built that content yet. This is the opening.
"Not set" means the bot is not mentioned in robots.txt. Some AI engines treat unmentioned bots as allowed by default, but explicit allowance is a strong signal that improves crawl priority and citation likelihood.

Based on the competitive analysis, here are the specific openings where Erica's team can take market share from day one.
We tested it: ChatGPT recommended 6 companies plus 2 Reddit favorites, but NOT Coolray (only one with crawler access) or Casteel (10K+ reviews). Nobody earned their spot through optimized content. If Erica's team opens AI crawler access AND builds structured, citeable content with original data, they can become the first Atlanta HVAC company recommended by AI engines on purpose -- not by accident.
Nobody publishes real pricing data. "Atlanta AC Replacement Cost Guide 2026" with actual price ranges by neighborhood, system size, and brand would become the most-cited HVAC resource in Atlanta. This feeds AEO (featured snippets), GEO (AI citations), and SEO (backlinks).
Coolray has city-level pages. Nobody has neighborhood-level pages. "HVAC replacement in East Cobb," "AC repair in Smyrna Heights," "Vinings HVAC service." Erica's D2D team knows exactly which neighborhoods convert. Use that field data to build hyper-local pages.
Zero competitors on Nextdoor. Atlanta has strong Nextdoor usage in East Cobb, Marietta, Roswell, and Alpharetta. Combined with the door-to-door canvassing (same neighborhoods), this creates a "we were just in your neighborhood" reinforcement loop that no competitor has.
No competitor has automated review requests. Estes has a 4.9 rating but it grew organically. If Erica's team auto-triggers a review request after every install (text + email), they can hit 8-12 reviews per month, which pushes them up in Maps rankings within 60-90 days.
No competitor has "heat pump vs AC for Atlanta climate," "Trane vs Carrier vs Lennox for Georgia homes," or "repair vs replace calculator." These are high-intent search queries that convert visitors into quote requests.
ChatGPT already cited Bartlett and Dickerson as "Reddit favorites" -- two small companies recommended purely from organic r/Atlanta mentions. This proves the channel works. A deliberate Reddit strategy with genuine HVAC advice posts, plus YouTube videos on AC symptoms and replacement walkthroughs (transcripts indexed by AI), would build authority signals that no competitor has. Zero Atlanta HVAC companies have a deliberate Reddit or YouTube strategy.
The top-rated companies on Maps all have 24/7 availability or late hours. Erica's team could differentiate by having an AI-powered response system (not just voicemail) that engages leads instantly at any hour. This directly improves the speed-to-lead metric that converts more leads into appointments.
The Atlanta HVAC digital landscape is wide open despite some well-established competitors. Casteel Air is the biggest threat with 10,392 reviews and a Marietta HQ -- but ChatGPT did not recommend them, and they have zero AI search optimization. Coolray is the most digitally sophisticated with AI crawler access and city-level pages -- but ChatGPT did not recommend them either, proving that crawler access alone does not earn AI citations. TE Certified is ChatGPT's #1 pick, and Cunningham Associates made the top 3 -- both got there through reputation and review aggregator signals, not optimization.
The field is fragmented. The companies ChatGPT recommended earned their spots from review aggregators, BBB listings, and organic Reddit mentions. Nobody earned a recommendation through structured, authoritative content because nobody has built it. The biggest gaps are in AI-optimized content (nobody has it), neighborhood-level SEO (no one has it), original cost data (nobody publishes it), and deliberate social strategy (no Nextdoor, no Reddit strategy, no video content).
Erica's team has a unique advantage: the D2D field knowledge of exactly which neighborhoods and home types convert. By combining that field intelligence with a full-stack digital strategy (social media, SEO, AEO, GEO), they can bypass competitors who are only doing one or two things right.
The two biggest single opportunities are AI search visibility (GEO) -- be the first Atlanta HVAC company recommended by AI engines on purpose, not by accident -- and aggressive review velocity -- Casteel's 10K reviews took decades to build, but an automated review request system can close that gap faster than any organic approach.
